Environmental Assessment (Property Evaluations)

Environmental site assessments of undeveloped land, or developed properties that are for sale, are invaluable to the prospective purchaser. An assessment of the property prior to sale can protect the buyer from purchasing a problem site.

Brightwater, Inc. provides property evaluations for clients, which determine the extent of regulated natural resources on a site. This assessment will indicate the actual acreage available for development. The evaluation also includes an approximation of time that will be required to obtain permits and complete various phases of the project.

As a result of concern over potential liability for environmental degradation of real property resulting from releases of hazardous substances, improper handling of chemicals or leaking underground storage tanks, environmental assessments are being requested by prospective purchasers of property or financial institutions prior to settlement.

Brightwater's staff experience in evaluating sites for hazardous substances management, groundwater contamination, management of waste facilities, and remediation efforts provides important insight in evaluating impact to land, air and water resources. Developing, and supervising governmental programs that address pollution of air, water and land resources offers clients expertise in understanding the requirements and expectations of the regulatory process related to these disciplines. Staff experience and education in the disciplines of environmental health, chemistry, and geology also enhances Brightwater's
expertise in understanding and evaluating potential environmental and public health related problems.

In instances where Brightwater, Inc. is requested to conduct a Phase Environmental Assessment for a Real Property Transaction, the following evaluations are made:

          Determine Onsite Impacts
          Compilation of Site History
          Site Inspection
          Regulatory Agency Information
          Identification of Offsite Impacts
          Onsite Regulatory Compliance
